Eugene Grant is experienced in all aspects of real estate transactions and land use entitlement work on all types and sizes of properties, including residential, industrial, office, retail, hospitality, medical, energy, and municipal projects. Having served six years as planning commission chair and eight years as mayor of Happy Valley, Ore., he has a unique appreciation and understanding of public sector decision making.

Sale of office building

Assisted client, along with asset manager Blackrock Realty Advisers, in the sale of Five Centerpointe building in Lake Oswego, Ore. This 113,910 square-foot building is the largest of the multi-tenant office buildings in the Centerpointe planned office development in the Kruse Way submarket. (2013)

Causey Village multi-family housing project

Represented the purchaser of a large failed condominium project, which involved the purchase of 22 partially-finished condo units and the land for an additional 200 units. First phase of new construction is currently underway. (2012)

Sale of land by Cascade Pacific Council, Boy Scouts of America to Newland Communities and Metro for residential master planned community. (2011)

Real estate transaction for J & R Group LLC

$23,000,000 historic renovation and conversion of 100,000 square-foot cereal mill to office building. Negotiated with debt and equity holders for conversion of construction loan to permanent status and removal of one of two joint venture partners. Negotiated approval of equity and debt restructure from investor in new market and historic tax credits. (2010)

Real estate transaction for Key Government Finance Inc.

Special counsel to Key Government Finance to create and document complex financing involving both HUD and municipal bonds, and interim ground leases converting to condominium ownership for separate mental health agency offices and a residential mental health treatment facility. (2010)

Renovation and conversion for real estate investment firm

$23,000,000 historic renovation and conversion of 100,000 square foot cereal mill to office building at Olympic Mills Commerce Center. Restructure capitalization including new market and historic tax credits. (2010)

Site acquisition and financing for Caithness Shepherds Flat

Wind farm ground leases and financing for Shepherds Flat. (2010)

Ground lease for national lender

Lender legal counsel for national bank loans to facilitate expansion and restructure of regional cold storage company. Negotiated extensive amendments to a number of municipal ground leases in order to protect the lender. (2009)
