Office project - purchase of KOIN Center for American Pacific International Capital, Inc.

Represented American Pacific International Capital, Inc. in the purchase of KOIN Center, a 34-story Energy-Star Rated mixed-use facility, with 19 stories of office and retail space and 15 stories of luxury condominiums in downtown Portland, Ore. (2009)

Property acquisition

Represented purchaser in purchase of 1.5-acre parcel of land in McMinnville, Ore., along with assumption of landlord’s interest in NNN retail lease. (2009)

Ground Lease

Real estate for SANYO Solar of Oregon LLC

Worked closely with SANYO's in-house legal department on all aspects of SANYO's site acquisition in the city-owned Renewable Energy and Technology Park; the negotiation of economic development incentives from the state, county, and city for providing 200 new jobs; the negotiation of entitlements for construction; and the review and revision of project design and construction contracts. Work on the project was completed in 2009, and the factory is now in operation. (130,000 square-foot Oregon headquarters and plant for the manufacturing of silicon ingot and solar wafers; $80 million investment on 19.77 acres.) (2009)

Medical office building ground lease

Represented tenant in the negotiation of a ground lease for construction of three-story oncology treatment center in Clackamas, Ore. (2008)

Industrial lease for major beverage distribution center

Negotiated the lease of 60,000 square feet of warehouse space in the Vancouver, Wash. Columbia Business Center. (2010)

Office leases for Clearwire Legacy LLC

Represented national retailer in the leasing of 40,000 square foot office lease in Bellevue, Wash., 25,000 square foot call center lease in Las Vegas; 20,000 square foot office lease in Brooklyn, N.Y., 4,000 square foot office lease in Washington, D.C.; additional office leases in Harrisburg, Pa., and Seattle. Represented sublessor in sublease of 6,000 square feet of laboratory space in Corvallis, Ore. (2009)

Represented subtenant in the negotiation of 90,000 square foot industrial space sublease in Wood Village, Ore. (2008)

Redevelopment for student housing/lease

Represented property owner in the successful redevelopment of the Arthur Hotel, a former single occupancy hotel in downtown Portland, Ore., and lease to the Art Institute of Portland for student housing. (2008)

Construction defect

Represented homeowners in successful suits against property developers for defective and negligent construction of single-family homes and condominium units. (2009)

Represented tenant in successful 'blend and extend' lease workout for 40,000 square foot industrial building in Tualatin, Ore. (2009)
