Davis Wright Tremaine’s real estate, land use & construction group consists of approximately 50 lawyers who handle complex development projects and real estate transactions throughout the United States. Over the past few years, we have been primary counsel for our clients in transactions involving properties located in Alaska, Arizona, California, Colorado, Florida, Hawaii, Idaho, Illinois, Maine, Massachusetts, Minnesota, Nevada, New Hampshire, New Jersey, New Mexico, New York, North Carolina, Oregon, Pennsylvania, Puerto Rico, Rhode Island, Texas, Utah, Vermont, Virginia, and Washington. We regularly deal with a wide variety of property classes, including office buildings, shopping centers, hotels and resorts, hospitals and medical office buildings, apartment complexes, residential developments, telecommunications facilities, timberlands and energy generation and transmission facilities.
Our clients include taxable and tax-exempt investors, developers, lenders, real estate investment advisors, fund sponsors, real estate operating companies, REITs, property managers, and end users. Many of our real estate clients are national companies with offices in the Pacific Northwest. Others do not have offices in the Northwest, but still prefer to work with us for their real estate transactions throughout the United States. We also routinely act as local counsel for individuals and entities in real estate transactions involving Northwest properties.
We regularly handle a full spectrum of transaction sizes. Recent transactions have ranged from small premises leases to investments in trophy assets or joint ventures owning properties worth more than $2 billion.
Philosophy and style
We take time with our clients at the outset of an engagement to fully understand the clients’ underlying business objectives and personal motivations. Although zealous representation of our client’s best interests is always of paramount importance, we understand that the opposing party is often our client’s “client” and should be treated in a way that nurtures what may become a long-term, mutually beneficial business relationship. It is not unusual for a client to express the view that a deal would not have been successfully concluded without the strong relationship of trust and mutual respect between DWT lawyers and opposing counsel. Many of our closest professional friendships are with lawyers we first encountered as opposing counsel, and many of our engagements are referrals from opposing counsel or engagements by clients we originally met when representing an opposing party in a prior transaction. We get projects approved and deals done quickly and efficiently because we staff our projects with modest-sized teams of professionals with appropriate experience levels. Not only do we work efficiently, but our clients have learned that our billing rates (born of our geography) often compare favorably to those of lawyers in the better-known, money-center firms with whom we regularly compete. Our lawyers have strong relationships with local and government officials which proves extremely helpful in moving a project quickly and successfully through the approval and, if necessary, appeals processes. We also have a deep understanding of the economic, policy, and procedural environments facing real estate development and transactions.
