Warren Koons practices commercial real estate law, with an emphasis on purchase and sales and like-kind exchange transactions. Warren knows every client is special, and he provides them with responsive, insightful, and pragmatic legal advice. Where appropriate, he serves as their trusted counselor. He knows that the keys to adding value are communicating well and fully with clients and understanding their business, industry, and immediate and longer-term goals and concerns. Warren’s style is to thoughtfully listen to people, understand what motivates them, and provide reasonable, practical responses. He understands that it sometimes takes a team approach to effectively serve a client or solve a complex problem.

For more than 35 years, Warren has worked closely with companies, investors, and owners to structure, negotiate and close a wide variety of commercial real estate transactions. He has developed strong, long-term relationships with many clients, which helps deepen his understanding of the organizations and individuals he works with and allows him to provide informed, effective, and efficient services to them. These bonds are personally satisfying and help build loyalty, confidence, and trust.

Practice Highlights

Timber industry

Represents timber companies and timberland owners and investors in timberland purchase, sale and exchange transactions and a multiplicity of timber-related matters. Has worked with Port Blakely Tree Farms and Green Crow Corporation on their timberland transactional matters for decades. Oversees DWT's complementary strategic counseling program for select timber company clients.

Commercial real estate projects

Represents property owners, purchasers, and lessees in the acquisition, sale, exchange and leasing of commercial properties, including agricultural, industrial, office, multi-family, and mixed use projects. Represents Sumitomo Forestry America on real estate-related matters in its equity acquisition of regional real estate development and home building companies in the U.S. and Plywood Supply, Inc. on its commercial real estate and land use matters.

Nonprofit real estate transactions

Represents Performing Arts Center Eastside with respect to site-acquisition and development of a 2,000 seat performing arts center in downtown Bellevue, WA, and Congregations for the Homeless in its acquisition of a site in Bellevue for development as a permanent shelter for homeless men.
