Drolma Gesang works in the firm's real property group, where she focuses on providing comprehensive legal counsel to mortgage banking clients and stakeholders in the multifamily housing finance space. Her expertise lies in the origination, sale, and servicing of loan transactions, particularly those sold to secondary market investors. She has represented major lenders and financial institutions in 250+ multifamily project loans totaling $4 billion. Drolma has experience drafting, negotiating, and reviewing complex loan documentation; preparing legal analyses focused on financing structures and regulatory compliance; and advising on loans under Fannie Mae's Delegated Underwriting and Servicing (DUS) and Freddie Mac's Capital Markets Execution (CME) programs. She also has experience in real estate transactions and related litigation.

Drolma joined DWT after working at another national firm's office in Washington, D.C., and previously at the Rising For Justice Housing Advocacy and Litigation Clinic, where as a student attorney she represented low-income tenants in D.C. Superior Court and in mediation. She also served as a law clerk at the Maryland Attorney General's Office, where she conducted research on consumer protection laws, including regulations on unfair lending practices.

Drolma has extensive experience advising on multifamily real estate transactions across the country. Her work on projects in a wide range of states has equipped her with a deep understanding of the varied legal, regulatory, and transactional issues that arise under different state and local laws, including the nuances of affordable housing programs administered by various government agencies. This broad geographic exposure enables her to proactively identify potential challenges and deliver practical, customized solutions that align with the specific legal landscape of each project.

Efficient management of large-scale portfolio

Drolma has a proven track record of managing large-scale real estate portfolio transactions under tight deadlines. She has experience successfully closing a multimillion-dollar deal involving more than 40 manufactured housing communities within just six weeks. The fast-paced transaction required efficient review of extensive due diligence materials, as well as the simultaneous resolution of complex issues across multiple properties and entities. Drolma is known for her exceptional organizational skills and her ability to facilitate clear, consistent communication among all parties to ensure smooth and timely closings.

Complex real estate transaction experience

Drolma has worked on a broad range of complex real estate transactions involving layered legal, financial, and regulatory issues. She regularly advises on matters related to borrower's corporate structure, purchase and sale agreements, commercial leases, master leases, ground leases, and affordable housing documents. Her experience also includes resolving a wide array of title and survey issues, such as access rights, shared amenities, easements, restrictive covenants, and zoning compliance.
