Tiffany Switzer helps her clients navigate through complex real estate finance transactions in order to get them the best possible result. She has extensive experience working on projects involving low-income tax credits and tax-exempt bond financing. She brings to her lending clients over seventeen years of experience closing these affordable housing transactions throughout California and across the country. Tiffany works to find innovative solutions to the unique challenges that can face a project. She has years of experience working in all aspects of real estate law for lenders, developers and investors and this broad experience is brought to every transaction as she is able to identify and understand the issues that face not just her bank clients but also their borrowers. She knows it is critical to understand her client's business and goals.

Tiffany has represented major institutional banks as well as regional lenders. Among her clients are U.S. Bank National Association, Bank of America, N.A., Wells Fargo Bank National Association, California Community Reinvestment Corporation, and Banner Bank. She is highly experienced in construction and term lending, revolving facilities and real estate workouts for both traditional commercial and affordable housing transactions.

Affordable housing finance

Closes approximately 20 new affordable housing finance transactions each year for large institutional lenders. Has extensive experience navigating through the layers of financing and the unique aspects of these transactions.

Broad real estate experience

Assisted numerous developers and investors with their real estate needs, including acquisitions, dispositions, and financing of all types of real estate assets.

Construction financing of affordable housing project with USDA financing

Represented national bank with a low-income affordable housing construction loan of approximately $14 million. Additional project financing included USDA 514 loan proceeds and funding from both the county and local housing authority for the property. (2015)

Construction and permanent financing of affordable housing projects in San Diego

Represented national bank with two adjacent projects in San Diego, each with a first position bond construction loan and a second position construction loan totaling approximately $33 million of construction financing from the bank. Both project utilized both tax-exempt bond financing and tax credit financing. (2015)

Financing for retail center in Las Vegas

Represented foreign bank in connection with a $220 million loan secured by an approximately 1.1 million-square-foot retail center in Las Vegas. (2014)

Syndicated construction loan for multi-family project in Menlo Park

Represented lead bank in a $96 million syndicated loan for the development and construction of a 394-unit multi-family apartment complex in Menlo Park, California. (2014)

Construction and permanent financing of affordable housing project

Represented national bank in connection with the construction and permanent financing of a 17-story apartment complex with commercial space located in San Diego. The financing included both a 4% tax credit bond purchase and a 9% tax credit loan which aggregated to over $48 million for the project. (2013)
